Manager Tips: Harbor Ridge Resort

Thank you for visiting Harbor Ridge Resort. If you have visited Harbor Ridge Resort before, welcome home! If you are thinking of visiting our resort, we look forward to hosting you! Let us tell you about our resort...

Harbor Ridge Resort General Overview

Harbor Ridge is a 40-unit vacation ownership luxury condominium in Southwest Harbor, Maine. Most of our units are two-bedroom, sleep 6 townhouses that span three stories. There are also three one-bedroom, sleep four townhouses that span three stories. Each three-story, two-bedroom townhouse has a fully equipped kitchen, 2 1/2 baths, washer, dryer, and a cozy living room with TV and DVD/VCR. Each story has a private balcony with most of our buildings having an ocean view from the top floor. The resort also has a one-story handicap accessible unit (Unit 51) that has two bedrooms, one bath, a kitchen, and a living room with a balcony.

Our clubhouse has an indoor heated pool, hot tub, fitness center, game room, and on-site DVD/VHS video rentals. We have a playground, an outdoor tennis court, horseshoe pits, and charcoal barbecue picnic areas. The resort is affiliated with the exchange company Interval International. Vacation rentals are also available.

Harbor Ridge Resort Location

Harbor Ridge is located in Southwest Harbor, Maine on Mount Desert Island. Mount Desert Island is home to Acadia National Park and its miles of shoreline, hiking, and biking trails. Harbor Ridge sits up on a ridge, and there are marvelous views of the mountains of Acadia, Somes Sound (the only fjord on the eastern seaboard) and the Atlantic Ocean.

You may choose from one of three airports should you be flying into Maine. The Trenton/Bar Harbor airport provides commuter service from Boston. Bangor International Airport is one hour and 15 minutes from the resort, and the Portland Jetport is approximately three and a half hours from the resort.

Southwest Foodmart is a small home town grocery store located just 1.5 miles from Harbor Ridge.

Harbor Ridge Resort Renovations and Enhancements

In May 2013, we replaced many of our living room sofas and the bedroom chaise lounge chairs. Over the past two years, we have been updating the decor in our units. We also have been replacing the windows, doors, and siding of the ocean side of our units. Due to occupancy levels and budgets, we have been doing four units in the spring and four units in the fall. We have completed 24 units out of 40, and we hope to finish the project within the next two years.

Exploring Harbor Ridge Resort

Our townhouse units span three-stories. Our clubhouse has an indoor heated pool, hot tub, fitness center, game room, function room, and on-site DVD/VHS video rentals. We have a playground, an outdoor tennis court, horseshoe pits, and charcoal barbecue picnic areas.

on the area from our staff members. We will have hot coffee and tea, juice, bagels, muffins, toast, as well as fresh fruit!

On Thursday evenings from 6:00 to 7:00 pm, we host a Wine and Cheese Social Hour. It is a very casaul setting to meet your resort neighbors and friends. We will be having wine, punch, and a variety of cheeses and crackers. We do kindly ask guests to sign up at the Front Desk.

Harbor Ridge Resort Nearby Attractions

The number one attraction while visiting our resort is to tour Acadia National Park, whether it be by car, bus, bicycle, foot, horse carriage, or boat. Tourists love taking a horse drawn carriage ride at Wildwood Stables, driving to the summit of Cadillac Mountain to watch the sunset, viewing the thunderous waves crashing in on Thunder Hole, hiking one of the many mountains, biking the carriage roads, or having tea and popovers at Jordan Pond House.

There is a variety of boating excursions including whale watching, nature cruising, sailing, lobstering, or sight seeing. Cruises leave from Southwest Harbor, Northeast Harbor, and Bar Harbor. During our peak season from July to October, we do recommend that you reserve your boating excursions just prior to your stay.

You may take a guided tour of the island on Ollie's Trolley or the Acadia National Park Bus; or, you may tour the island on the Island Explorer, which is a free bus service that runs from mid-June through October.

There are quaint downtown specialty shops in Southwest Harbor, Northeast Harbor, Bar Harbor, and Ellsworth along with your souvenir shops. The Acadia Shops, Sherman's Bookstore, Cool as a Moose, Hatched on MDI, Kimball Shop, Window Panes, the Grasshopper Shop, and Under the Dogwood Tree are just a few of the many stores to shop. The closest Walmart and large grocery supermarkets are located in Ellsworth about 30 minutes from the resort.

Eating, Drinking & Entertainment at Harbor Ridge Resort

Harbor Ridge does not have an on-site restaurant or live entertainment; however, there are some great restaurants in Southwest Harbor and throughout the island. Live entertainment can be found at Sips just five minutes from the resort. While visiting the area, it is strongly recommended that you partake in a true lobster pound dining experience and the fresh fish that is abundantly served at most restaurants. Unfortunately, our local restaurants do not deliver food to our in-house guests. However, during the summer, generally twice a week, a local lobsterman delivers live lobsters to Harbor Ridge for you to experience cooking and eating lobsters in your townhouse! It is the best lobster deal on the island!!

Harbor Ridge does have charcoal barbecue pits located throughout the property. Prior to purchasing charcoal and lighter fluid, stop by the front desk to see if past guests have donated any charcoal for your future enjoyment. We have installed permanent barbecue grills around the resort. Make sure to clean up any trash or scraps. We recommend that you not leave your grill unattended, as the birds may fly away with your food. PLEASE DO NOT feed the seagulls or other animals as they are reluctant to leave when your meal is finished!

Harbor Ridge Resort Unit Amenities: Comfort, Connectivity & Conveniences

Our units have hot water baseboard heating, and there are thermostats on each level that guests can control. Unfortunately, the units do not have air conditioning. If the temperatures rise, we suggest to keep your blinds closed during the day and keep your windows open in the evening.

The units do not have in-room safes or stocked refrigerators.

Local calls and toll free calls are complimentary for Harbor Ridge guests. Local calls include all of Mount Desert Island, Trenton, and Ellsworth. Should guests need to make long distance calls, guests will need to use their cell phones or a calling card.

There is high speed, wi-fi internet service located throughout the property. There is a $10 fee for the week up to three devices per townhouse.

There is an iron and an ironing board in each unit.

Harbor Ridge has cable television through Time Warner. On demand movies are not available; however, you may rent movies from the front desk for $2.50 each. In room gaming is not available; however, families are welcome to bring their own video game consoles. We kindly ask that they properly wire our television and DVD system back up upon their departure.

Harbor Ridge Resort Unit Amenities: Living Room

Our living rooms have a pull out sleeper sofa and two wing backed chairs. The television and a DVD/VCR combo unit are housed in our armoires.

Harbor Ridge Resort Unit Amenities: Kitchen

There is a refrigerator, stove, microwave, dishwasher, blender, coffee maker, toaster, and lobster pot. There are place settings for eight people, along with serving dishes, baking dishes, pots, and pans. We do provide non-stick frying pans. We provide a roll of paper towels, dishwashing liquid, dishwasher tablets, trashcan liners, a coffee starter pack, salt, and pepper. Extras of these may be purchased at the front desk. If you plan to cook or barbecue, you should bring tin foil, cling wrap, and zip loc bags. Guests may borrow the following items from the front desk as well: a crock pot, rolling pin, bundt pan, electric griddle, and grilling utensils.

Harbor Ridge Resort Unit Amenities: Laundry

Each unit has a washer, a dryer, a laundry basket, ironing board, and iron. We do provide two boxes of laundry detergent, and guests may purchase additional boxes for $0.50 each.

Harbor Ridge Resort Unit Amenities: Master Bedroom

There is a king size bed with three pillows, a bedspread, blanket, and microfiber sheets.

Guests can request extra pillows and blankets if desired. There is an alarm clock in the room; however, we do not offer wake up calls. There is a television with minimally a VCR; however, many units have been converted to a DVD/VCR combo unit.

Harbor Ridge Resort Unit Amenities: Bathroom(s)

Most units have 2.5 bathrooms. Some of the units offered jetted baths in the master bathrooms; while six units have an oversized jacuzzi tub for your enjoyment.

The units do have hair dryers in the master bedroom bathrooms.

Our handicap accessible unit has one bathroom. It has a tub with a seat, adjustable shower head, and grab bars, and ample floor space.

Harbor Ridge Resort Unit Amenities: Outdoor Enjoyment

Each unit offers balconies and patios. There are two deck chairs on each balcony located on the second and third levels of the townhouse.

There are picnic tables and other casual seating throughout the property.

Harbor Ridge Resort Unit Amenities: Housekeeping

Harbor Ridge Resort maintains a below industry average maintenance fee. One of the ways we are able to achieve that is to only provide end of the week cleanings. Should you desire a mid-week cleaning, please notify us 48 hours in advance. The charge will be $50.00. A full towel exchange is available for $15.00, and a linen exchange is $5.00 per bed. Harbor Ridge does provide two boxes of laundry detergent, and there is a washer and dryer in your townhouse. Additional laundry soap can be purchased for $0.50 each.

Harbor Ridge Resort Amenities: Technology & Staying Connected

Harbor Ridge has partnered with RedZone Wireless, as they expand their wireless mesh network throughout Mount Desert Island and the Cranberry Isles. Guests can access the internet from their units and in the clubhouse. Internet access costs $10 for the week, and each device needs its own access code. RedZone is fast and reliable, as it controls the bandwidth that guests are able to use to maximize the speed for all Harbor Ridge guests surfing the internet.

Cell phone reception is fabulous at the resort, and it is fine in the town centers. However, due to the ordinance restrictions and the mountains, cell phone reception, especially on TracFones, can be extremely limited throughout the island. The best piece of advice, if someone calls you while driving, pull over immediately and talk.

Languages Spoken at Harbor Ridge Resort

English is fluently spoken at check-in.

Harbor Ridge Resort Amenities: Parking & Transportation Services

There is ample free parking on-site. There is parking in front of each unit for at least one car. We kindly ask that if a unit has more than two vehicles, the additional cars be parked at the Clubhouse.

There is parking available for an RV or a truck; however, guests cannot use their RVs on property for accommodations.

From mid-June to October, the Island Explorer features eight bus routes linking hotels, inns, and campgrounds with destinations in Acadia National Park and neighboring village centers. Clean propane-powered vehicles offer Mount Desert Island visitors and residents free transportation to hiking trails, carriage roads, island beaches, and in-town shops and restaurants. Harbor Ridge guests must pick up the bus in Southwest Harbor at the Post Office or at the Smuggler's Den Campground.

Harbor Ridge Resort Resort Fees

The maintenance fee at the resort is currently $437.00, plus property taxes. The amount of the property taxes varies from approximately $22.00 to $50.00, depending upon the week of ownership.

Smoking at Harbor Ridge Resort

Harbor Ridge is seeking smoke free status this December by proxy vote of its owners. Until then, out of courtesy to others, please consider smoking outside of the townhouse. This is not a mandatory request; however, your cooperation is greatly appreciated. By smoking outside, you will keep maintenance and housekeeping costs to a minimum. Also, our guests who suffer from allergies or asthma can have a more pleasant stay.

Smoking in restaurants and pubs is prohibited in Maine.

Pet Policy at Harbor Ridge Resort

Harbor Ridge has a no pets policy. The Acadia Woods Kennel is located about 8 miles from the resort, and you could take your pet out for the day while you are hiking the many trails of Acadia. Disregarding this rule will result in a $200 surcharge and eviction. We kindly ask that you follow the no pet rule. There are guests and owners who are highly allergic to animals. Additionally, the resort incurs increased expenses due to damage caused by animals and extra cleaning needed after animals have resided.

Awards and Recognition

Harbor Ridge Resort is designated as a premiere resort by Interval International, and we have received the Superior Service Award annual from Interval International.
