Timeshare Weeks

Initially, timeshares were developed on the weeks system and this model is still quite popular with resort developers and owners alike; in part for its simplicity. Weeks based ownership is usually broken down into either a fixed or floating week.

In a fixed week ownership scenario, the year is divided into 52 weeks and each owner purchases a specific week, or weeks, of the year for their usage. As an example, week 7 is quite popular in Daytona and the surrounding area since the Daytona 500 race is held that week each year. Similarly, buying a winter week at a ski lodge is generally more popular and more costly than a fall week. Due to the many holidays taking place throughout the world during weeks 51 and 52, these periods are in high demand.

In a floating or flex week system, each owner still has rights for a full week, but this week is within a season or other resort determined block of time. You may, for instance, own a floating week during the summer season or what the resort calls “gold.” It is important to remember that some locations and resorts in those locations may have several different premium or “gold” weeks. A good example of this would be Southern California, due to the good year-round weather coupled with the many special events taking place in the surrounding area.

In a float week system, owners contact the resort management to get a specific week within their designated season of ownership assigned to them for use in any particular year. A new assignment is required each year and is usually done on a first-come, first served basis by the management entity.

first unit inside 2 bedroom 3rd floor needed total upgrade broken couch and peeling wallpaper etc. 2nd unit on 2nd floor very spacious needed more upgrading as well. [more]
